Thank you for choosing Rosetta Homestead for your stay. By making a booking to stay with us, you are entering a legal contract that is subject to the following terms and conditions:



Our prices indicated on our website are per bedroom (double occupancy) and include full English breakfast and GST.


Arrival: Check-in time on your first day is strictly between 2 pm and 7 pm unless otherwise pre-arranged. From Friday to Monday, I can be found in our perfumery or distillery from 10.30 am to 3.30 pm, providing guest and day visitors tours.

Departure: Unless varied by prior mutual agreement, on the day of departure, we kindly request that you vacate your bedroom by 10.00 am to allow us time to prepare it for our next guests.


The outstanding balance amount of your stay is payable on departure by credit/debit card or cash.



For the peace and relaxation of our guests, we do not accommodate children. Our homestead is not children safe with open fire, dam, bush, wildlife and a working distillery/perfumery. We take no responsibility for the safety or supervision of your children.
However, when the whole house has been booked out by one group, children can be included by prior arrangement. Please note that we do not provide high chairs, cots, or other children’s equipment.


We are very sorry to say that the Rosetta Homestead is a working farm and is therefore not suitable for wheelchair users. Please see our Accessibility page for further information. (Please add link).


We have a no-smoking policy throughout the house. If any guest smokes in any part of the house, the guest agrees to pay for a professional tobacco and smoke odour removal service.


Bookings usually are a minimum stay of two nights from 1st April to 30th November or three nights on long weekends. Please check with us, as sometimes we have gaps that may fit you.
A reservation must be accompanied by the payment of a non-refundable deposit of $50 per room per night at the time of booking to secure your room. All prices given on this website are per room (double occupancy) and include a full English breakfast and GST.

Booking must be paid by credit/debit card, so we will need your credit/debit card details at hand please. Rosetta Homestead Gift Vouchers may be used to secure a booking. Please note that once a booking has been made, our Cancellations, Curtailment and Non-Arrivals or Postponement conditions detailed above apply, and, if we cannot re-let the room(s), the Gift Voucher will no longer be valid.


We would only cancel your booking if your room were unavailable for reasons beyond our control. We would, however, attempt to offer you alternative accommodation. If this were not possible, or unacceptable to you, we would refund all monies paid by you for the booking. Our liability would not extend beyond this refund.


We aim to offer all our guests a relaxing and tranquil stay, and we kindly ask guests to respect the quiet enjoyment and relaxation of other guests.
Housekeeping: We carry out our housekeeping and room cleaning between 10.30 am to 1 pm on the day of departure and will require access to your room during this time.

Visitors to Rosetta Homestead – Guests are welcome to have day guests at the Rosetta Homestead but are not permitted to have visitors to their rooms without our prior agreement.
Accidents happen: Please let us know immediately of any damage or spillage so that we can attempt a speedy repair or clean. Spillages are more easily rectified the sooner they are dealt with. Any significant breakage or damage may result in a charge for replacement, repair or specialist cleaning. If the damage means the room cannot be made available in good time for the next arriving guests, you may also be liable for our loss of income.

Missing / Lost items: Any item taken from the rooms without our consent will be charged for and Lost keys, or keys not returned, will incur a $50 charge.

Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions unless proven to be caused by a negligent act by ourselves.

We wish we did not have to charge for cancellations at all, but the reality is that at Rosetta Homestead, once the rooms are assigned to a booking, we will often turn down other businesses to fulfil your booking. We also assign cleaning and maintenance staff and resources that must be paid even if the booking is cancelled. So if a booking is cancelled, we need to cover our cost.
With that principle of fairness, we have tried to be generous in our cancellation policy, and bookings cancelled two weeks prior to the booking will incur no cost.

Please be aware that these Terms and Conditions overrule any or card scheme rules that your credit/debit card provider may offer or have in place.

Holiday insurance: Our guests may wish to purchase private holiday insurance through their preferred insurance provider.

Cancellation: A non-refundable deposit of $50 per room per night will be debited to confirm your booking. If you need to cancel your booking, please let us know as soon as possible so that we can attempt to re-let the room. We reserve the right to charge the total amount due in the event of a late cancellation within seven days (before noon) of the day of your arrival, where we are unable to re-let the room(s).

Curtailment If you have to curtail your booking in advance of or during your stay, please let us know as soon as possible so that we can attempt to re-let the room for the days you cannot stay. If we cannot re-let the room, then you will still be liable for the remaining outstanding balance. If we can re-let the room for part of your remaining booking, then you will only be liable for any days that the room is not re-let.

Non-Arrivals: Should you fail to arrive without letting us know, there will be a charge for the full outstanding balance.

Third-Party Bookings: If the person paying for the booking is different to the person taking up the occupation, the person who pays for the booking may be held responsible for cancellation, curtailment or non-arrival fees as well as damage or loss, and appropriate charges will be taken from their credit/debit card.

Postponements: If you need to postpone your booking, please give us as much notice as possible so that we can change your booking.
